How long will it take to photography my property?The amount of time required to properly photograph a home or commercial building can vary greatly. The biggest factor is the size of the property. As a general guideline plan on at least 45 minutes. The time required for your photo shoot will be discussed at the time you book it.
How many photos will I receive? At MMS we take great pride in not setting limits unless we have to. We will photograph all points of interest and provide all the images to you. Small properties may have 25-50 images where large properties may have up to 100. We understand you may not use them all, but if a client asks to see a specific area of the house, we want to make sure we covered it for you.
How can I help prepare my home for a real estate photo shoot?The neater and cleaner your home or business is, the better it will photograph. Always start with a good cleaning. But to help homeowners and realtors prepare for real estate photography please review the Home Preparation Checklist.
What type of real estate photography equipment do you use? I use high end, professional grade Nikon Digital camera with a speedlight flashes and a variety of lenses that allow me to capture the property from any perspective.
Do you charge tax for your real estate photography services?Florida law requires we charge sales tax only on on physical prints or media delivered to our clients. The Florida sales tax rate for physical media is 7.0%.
Can you supply formats that my MLS requires? Yes, I will supply photographs in both a hi resolution format for print and paper advertisement and low resolution for email and web advertising.
Do you retain the copyright to your images or are those transferred to me when I buy prints or digital images? Yes, I retain the copyrights as is standard practice in the photography industry. However, my licensing agreement gives you wide latitude on what you can do with the images. The images may be used for any personal use, they simply cannot be sold for profit.
Do you accept credit cards? Yes, I can accept payment by check, cash, PayPal or Credit Card.
Do I have to meet you at the home to give you access? You can simply provide the code to the lock box installed. Of course, you are also always welcome to meet me at the home and hang out during the photo shoot.
What if the weather is bad on the day of my shoot? If the weather is bad on the day of your scheduled shoot (i.e. rain, heavy clouds and the like) you will be given the opportunity to reschedule for the next available open shoot date. If you chose to proceed with the shoot as scheduled, regardless of the weather, please understand that the listed pricing does not include fixing photos for cloudy skies and such.

We guarantee a 48 hours turn around time. If you need the images faster, please let us know and we will happily do our best to accommodate your needs.
